Jonathan Sweet - Remodeling Notes

Jay Sweet
As senior editor of Professional Remodeler, a lot of information crosses my desk. This blog will be a chance to share some of that with you, with an immediacy not possible with a monthly magazine. It's also your chance to tell me what you think about what I have to say. Whether you agree or disagree, I hope you won't be shy.

Software company Xactware just released its 2007 property report, which looks at some of the trends in the restoration market based on the users of it's programs and other sources. While some of these numbers only apply directly to those companies working in restoration work, they're indicative of trends throughout remodeling and construction.

Some of the highlights of the report:

  • It cost on average 4.18% more to reconstruct a home in the United States in 2007 vs. 2006
  • Material costs rose 2.93% in 2007. Lumber declined 8.81%, dropping for the third year in the row, although prices increased 3.2% in the last quarter of 2007. Drywall dropped 18.05% after a 20% increase in 2006. It was the first significant decrease in drywall costs since 2001.
  • Labor costs (wages, benefits, taxes, etc.) increased by 7.68%.
