Develop Land Or Buy Lots? Home Builders Face Dilemma

as each one of these builders were flying helicopters around undeveloped ground
failed to train sales people and built a sh***y product which now every market in the country has fallen in value their vertically intregrated product land,developed lots has dried up. this is failure of the builders to vertically intregrate their company.
and no lender will loan on undeveloped non income producing land.so it will fall in value.and any idiot that cannot earn double digets usually 25% return on a product that no lender will loan on is an idiot.
and the next thing these land developers will do is platt and entitle more than residential land.landbrokers will develope commercial,industrial
and multi family land. the world does not revolve around homebuilders that have built a sh***y product that has fallen in value for the last 3 yrs.
and as investors of all types move to more riskier investments as the fed lowered the fed rate to 25 basis points and treasuries earn less than the rate of inflation it is very simple.and what will these homebuilders do? compete in the market place for finished lots and pass the increased cost onto home owners.in the future land development will not be a priorty the first consideration will be the access of water and sewage..not land.
