Rustling Up Sales at Cinco Ranch

Trend Setters David Weekley Homes has been enjoying great success at Cinco Ranch outside Houston since they began building in the planned community, mainly because they have the relocation market figured out pretty well.

The Amesley is a 3571 square-foot house with a base price of $271,990. The price as modeled, including virtually every upgrade and option (except landscaping and pool), is $324,990.
"The buyers here have always come from energy related industries transferring in and out of Houston, 80% of our business is relocation buyers," says Tom Wadley, division president at Weekley.

Wadley says the company's success with these buyers is due to the design department going to great lengths to listen to focus groups and other market research to provide customers with what they want. "We also feel very good when we see our homes being marketed as David Weekley Homes in the Cinco resale market," he says.

Weekley's staff of in-house designers has developed another sterling plan to keep sales humming along at Cinco Ranch. The Amesley model in the Arbor neighborhood is a two-story, four-bedroom plan aimed squarely at professional families. Forty-four new homes have been sold in this neighborhood, which held grand opening festivities on May 7, 11 of them have been the Amesley.

Wadley says the buyers have really responded to the open floor plan that still retains the feeling of some formal living space. The comfortable yet luxurious floor plan is designed "for entertaining guests and raising a family simultaneously," states Wadley.

Like many buyers across the nation, Houston's relocation market is opting heavily for traditional architecture. This model features what Wadley calls a timeless elevation. "Traditional brick with castone accents will be in style forever."
