Measuring just 30 feet in width, the Sea Breeze model is designed specifically for narrow-lot, infill applications for just about any region or environment in the country — from coastal settings and mountainous areas to urban landscapes and traditional suburban neighborhoods.
As the model name suggests, Sea Breeze is styled for a beachfront location, specifically coastal Florida, with vibrantly colored steel board-and-batten siding, double French doors, and plenty of outdoor living space, including porches on both levels in the front and rear of the home. In all, the model features 781 square feet of outdoor deck space.
Despite the home’s narrow configuration, the interior is a spacious 2,687 square feet and features an “open, free-flowing” space plan, highlighted by a large great room on the first floor “that provides everyday living from the conversation area to the dining area to the kitchen,” says Andy Miller, president of Nationwide Homes, which is building the modular structure for Show Village 2011. “People in the market today don’t like closed-off, segregated rooms, with the kitchen in one area, the dining in one area, and a den in another. Successful designs include all of the key living areas in one great space.”
The first floor also features an open kitchen, as well as a master suite and sunroom with a privacy porch. The second floor includes a large entertainment area with a family room and contemporary fireplace (Heat & Glo’s Solaris), wine-tasting bar, and a wide second-floor balcony. The upstairs is finished off with a private laundry area and two bedrooms, each with access to a private balcony.
As with all modular homes built by Nationwide Homes, the Sea Breeze model will be “green ready” for certification in any number of green rating programs, such as LEED for Homes and Energy Star. In this case, the modular builder is aiming for “at least a silver certification” through the National Green Building Standard program, says Miller. “The builder who eventually purchases this home will have to complete certain items on site to finish the certification and actually certify the home green, but the portion that is manufactured in the plant will meet the point level required to get them to at least a bronze level,” he says.
The model will incorporate a number of green features, including closed-cell spray foam insulation in the walls and ceiling; low-flow showerheads and fixtures; dual-flush toilets; Energy Star-rated appliances; high-efficiency HVAC systems; and strict waste management practices by using modular, factory-built construction. In addition, the home will be topped with Dow PowerHouse Solar Shingles, which will help generate supplemental energy for the model.
