Reborn on the 500-acre site of an abandoned settlement, Tioga is a planned community of 1200+ homes ranging in size from 1600 to 5000 square feet. Designed as a Traditional Neighborhood Development (TND), the pedestrian-oriented community features narrow main streets and alleys running behind the homes, removing garages from the main thoroughfares. The majority of the homes being built are Energy Star compliant. The community balances environmental preservation with the promotion of quality resident life and interaction. Innovative land planning resulted in an historic, oak-lined farm road serving as a 2-mile-long pedestrian park within a block of all residences. The single-family homes are built on smaller lots to foster neighborliness and socializing in common areas and front porches, while at the same time, a high level of privacy, variety in size and price was maintained. Tioga currently has a community center, RV and boat storage area, community pools and sports courts. Planned facilities include a town square, a neighborhood retail district and a neighborhood school.
