| Rivermark is an urban infill, master-planned community close to Santa Clara's top high-tech employment centers in an area underserved by residential housing. The goal for this project was to offer buyers more diverse housing opportunities through urban planning concepts. Rather than build a series of similar projects with an average density of 20 units per acre, Rivermark features neighborhoods of varied densities and housing types. The development's core contains six single-family detached home neighborhoods totaling 484 homes. Up to three builders may build next to each other, enhancing the housing diversity. Careful attention to phasing and plan mix results in a wide price spread and a variety of housing types available at each phase. Rivermark's land plan reinforces pedestrian-friendly features with detached sidewalks, public pocket parks and narrow streets designed to slow traffic. Housing types are designed to break at alleys or paseos, further integrating homeowners. Rivermark developers designed the project so that when builders have taken down their marketing signs, a cohesive community is left behind. |
