PLATINUM WINNERS:

SMALL HOUSE, BIG IDEA:
Best One-of-a-Kind Custom Home (Built for a Client) up to 4,000 sq. ft.

Some houses are just plain beautiful, and others are all of that plus something more. The judges of the Best in American Living Awards (BALA) instantly recognized the Tuscan-inspired beauty of the Rivera Stone House, but they struggled to put into words why it was worthy of Home of the Year designation.

The house captured perfectly three of the major trends judges identified in this year's competition: the success of highly executed smaller homes; the further entrenchment of the blurring between outdoor and indoor living spaces; and the use of natural materials in both interior and exterior environments.

GLAMOROUS ENTERTAINMENT HOME:
Best Single-Family Detached

This four-sided brick house with terra cotta roof tiles reclaimed from France blends in with the mixed-use community of Vickery in Cumming, Ga. Designed for glamour and entertaining, this floor plan mimics Paris glamour with its calming interior colors and classic lines. Ebony-stained custom furniture and cabinetry reflects the design sensitivities of the mid-1900s adding to interior's French style.

The floor plan accommodates maximum entertaining options. A butler's pantry with serving bar connects the kitchen and formal dining room. The great room opens to the kitchen on one side and a sunroom on the opposite side, which leads to outdoor entertainment space in the courtyard.

TERRACE-LEVEL HOME:
Best Single-Family Detached

This terrace-level home built on a sloping mountain blends into the wooded vista. The ranch floor plan places the living room, kitchen and master bedroom on the main level. Bedrooms, social and entertaining areas remain on the terrace level.

By incorporating the topography into the design and structure, this home's inverted configuration reduced construction costs as well as added floor space to the design. A refined exterior appearance of shake siding, stone and gamble elements blend in with the woodland setting of this resort community.

CASUAL FUNCTIONALITY :
Best Single-Family Detached

An estate character with the craftsman quality of bygone eras became the design concept of this plan. Generating a custom home feel for adults and children alike, the plan organization generates distinctive gathering spaces. The entire ground level occupies individual courtyards to complement each zone, taking advantage of outdoor living space.

On the second floor, secondary suites amplify a study alcove, which also secludes the owner's quarters. The suite's design elongates with a coffered ceiling, two balconies and a his/her bathroom, giving the feel of a private luxury apartment within the home. A separate studio/casita strengthens the courtyard and elevation with its own staircase.

CLASSIC SPANISH REVIVAL:
Best Attached

This 10-unit cluster celebrates classic Spanish revival architecture of the 1920s and 1930s eras. The community incorporates historic courtyards with entries facing common areas to continue the Spanish revival theme.

Plan 8 takes advantage of its panoramic views of Long Beach, Calif. The entry provides access to the spacious living and dining room one-half level up. The kitchen's large eating island is uncommon in a townhouse of its size. A wall of shelving and cabinetry for display or storage add to the kitchen design. Diverse interior detailing and eclectic modern flare appear throughout the townhouse.

LIVE/WORK LOFTS :
Best Attached

Santiago Street Lofts is the first transit-oriented live/work loft community for California's Orange County. Built on a 4.3-acre infill lot, these lofts take advantage of the proximity to the Regional Transit Center and I-5 freeway. Meeting its main objective, this three-story building provides medium-priced housing for residents and small businesses. B-Occupancy allows each resident the ability to operate a commercial business from his or her home.

Santiago Street Lofts serves as a major gateway to downtown Santa Ana and the Artist Village. The first floor accommodates access for residents and clientele. The two top floors provide living area spaces above the groundfloor workspace.

COASTAL CRAFTSMAN:
Best One-Of-A-Kind Custom Home (Built for Client)

This second-home retreat near the emerald shores of Panama City Beach, Fla., caters to move-up buyers, empty nesters and families seeking a vacation home. Architect Bill Foley created this bungalow-style home with a Coastal Craftsman vision by taking key elements that shaped the Arts & Crafts movement and placing them within the home.

Exterior natural earth tones of cedar, brick and stone mix with authentic eave brackets, muttined windows, tapered columns and covered porches. Local craftsmen designed custom interiors with placement of cherry woodwork, chestnut floors, art glass room separators and custom built-ins found throughout the home. A barrel-vaulted ceiling extends across the main living room to the entry porch, highlighting the open floor plan.

FAMILY FOCUS :
Best One-Of-A-Kind Custom Home (Built for Client)

This second home in Scottsdale needed to accommodate a very large family — a split plan became the solution. The master wing houses a master retreat consisting of a bedroom and sitting area. The guest wing contains three suites designed to sleep 10 family members. A living room/theater area and in-home gym reside in the guest living area.

Surrounding exterior views include the community golf course, mountain range and city lights. Outcropping of a huge rock provides a pool and spa area as well as comfortable outdoor living space for the entire family year-round.

VICTORIAN FARMHOUSE :
Best One-Of-A-Kind Spec Home

The design of this spec-built Victorian farmhouse, located in a master-planned golf course community, is for multiple generations living together. The entry hall opens to the dining room, creating the feeling of an older home. A multi-purpose room serves as the center hub, located between the kitchen, dining room and laundry room.

In the quiet zone of the house resides the master bedroom, which is accessible to the back courtyard through the his and her closets of the master bedroom, an early rising spouse can leave quietly while the rest of the house sleeps. The guest room offers a private kitchenette, separate sitting area and storage space for the multi-generational family.

STREET AMENITY :
Best Rental

Backed up to two other properties and their views, this four-story, 144-unit apartment building challenged the building team. Located in a well-established, prestigious district of Houston, the design concept became treating the street as an amenity. Basement parking and retail space on the first floor connect the building with the street. All residential units reside at least one level above the street and have both courtyard and street views.

The individual apartments maximize natural light with bay windows and 10-foot ceilings. Most top floor units stand true to loft-style units with double-volume ceilings. The exterior design respects the architecture of the Texas region with a soft contemporary look using stone, metal and glass.

GROUP STUDENT HOUSING:
Best Neighborhood

Set in a historic neighborhood, Stratford Heights, and across from the University of Cincinnati, this student housing community integrates six duplexes, seven stand-alone group homes, one apartment building and a central community building. This planned community redevelopment accommodates 696 students with fully furnished single-, double- and triple- bedroom suites.

Stratford Heights also features a convenience store; snack shop; sports bar; dining facilities; fitness center; recreation room; and television and study lounges for all residents. "The Stratford Heights community fulfills an ambitious vision to provide well-designed accommodations for individual students and student group living while enhancing the surrounding neighborhood," says Lawrence Suer, AIA for Cole + Russell Architects.

CLASSIC AMERICAN KITCHEN:
Interior Design: Kitchen

This kitchen recaptures the form and function of an American kitchen from the early 1900s. Solid walnut tops on the center island, built-in serving buffets and a bay window booth give off the warmth of an old-fashioned kitchen. Wide-beamed ceilings, hand-hewn Brazilian cherry flooring and hand-glazed tile add to the kitchens classic look.

The center island offers workspace and an informal eating area. The porcelain farmhouse sink mixes past and present into the kitchen. All professional series appliances remain carefully tucked away. This classic American kitchen, located just off the foyer, allows traffic to flow freely throughout the remainder of the home.

WESTERN RANCH KITCHEN:
Interior Design: Kitchen

Uncommon for the Florida area, this house takes on a western ranch flare, which carries through to the kitchen. Unique in shape and layout, the kitchen design meets the owner's personal touch of functionality by incorporating fully integrated appliances hidden behind custom cabinetry. The cabinetry is made of heavily distressed knotty alder wood stained and glazed with hammered copper inset panels to give the kitchen a natural, western look.

A large island allows for versatility with food preparation and entertaining. The coffered ceiling repeats the island's shape with reused brick from factories and houses in old Chicago to enrich the warm tones throughout the kitchen.

ARTISTIC ADDITION:
Interior Design: Specialty Room

This 2,000 square feet addition to an existing home serves as an art gallery/foyer. Designed to display the client's art collection, this foyer also needed to bring the existing portion and new addition together. With art in mind, the concept of creating a dramatic upper foyer ceiling in an old European gallery worked best.

A vestibule with oval dome is anchored by faux marble columns; layers of painted wood cornices with bronze ormolu add to the old-European design. Marble floors with onyx inlay outline the shapes of the foyer.

Best Attached Home Units Per Acre and Over

Living up to the historic downtown building of St. Paul, the project is broken into two four-story mirror-image buildings fronting the new street. Bright colors and industrial materials give the buildings a fresh, contemporary character, complementing the traditionally styled neighborhood.
