Staging and Lighting Issues

When done right, lighting can highlight the best features of a home and maximize the spaces within it. Staging merchandizes the features of a home and allows potential buyers to see what possibilities the home can offer them.
If you prioritize creating the most light in the home then you will be at an advantage. There is some evidence that staged homes sell faster and at a higher percentage above the seller's asking price than unstaged homes.
Here are some tips:
1. Brighten hallways with colorful or architecturally interesting fixtures so that it isn’t depressing to go from room to room.
2. Powerwash windows for extra light during the day.
3. To balance the light in a room with large windows and a distinct zone lit by daylight, add portable lighting or sconces in dark corners and near the back wall.
4. Clean the shades on all of your lighting fixtures and use the maximum wattage bulb allowed for each fixture.
5. If you have a bright wall color then add lighting in complementary neutral tones to minimize the impact of the wall color. Conversely, if you have a neutral wall color then enliven the décor by installing a light fixture with a colorful design.
