In a conservative market, even subtle changes can create excitement. In this 7,549-square-foot model home in suburban Philadelphia, new ideas start in the foyer with a 6-foot-wide main staircase tucked around a corner. Other design innovations include a shingle-style exterior not prevalent in this area, a more spacious laundry room, a potting room with brick flooring, his-and-her master bathrooms and even blackboard panels on the refrigerator doors. Buyer reaction resulted in six sales, averaging $1.9 million, during the first nine months. "People can't always tell you the details," builder Chip Vaughn says, "but they will tell you how it feels."
