This project, a combination of 17 traditional townhouses and live/work residences, provides homes for low- and moderate-income first-time home buyers in an unusual example of municipal collaboration. The cities of Oakland and Emeryville jointly provided development and construction grants and other assistance to replace blighted housing with this example of attractive, well-designed, affordable housing on a major city artery. The homes are arranged in two rows around a central auto-pedestrian courtyard with the 10 live/work units facing the street. The entrances to the seven townhomes are on the inner courtyard. The three-story residences feature one bedroom and a second bedroom/flex-space option that allows the buyer to customize the living space. Every unit has an outdoor deck above its attached, single-car garage.
