Thea's Landing, a 236-unit housing project, is the final step in the redevelopment of a designated Superfund site in downtown Tacoma. The full-block, mixed-use, urban-development project includes five stories of multifamily residential units constructed over retail and parking garage space. Where no housing ever had existed, this project introduced an architecturally diverse development with lofts, ground-oriented units and stacked flats. The exterior architecture fits the historical character of the area's brick warehouses and waterfront industrial structures. Developers applied smart growth principles when they designed this transportation-oriented development on an urban brownfield site. Its success has reunited Tacoma's downtown with its waterfront, brought the public down to the water and popularized the idea of living in an area formerly considered unsafe, noisy and environmentally destroyed. Thea's Landing offers residents and the public a variety of retail, civic and recreational facilities, including restaurants and shops. Residents also enjoy the benefits of a luxurious community facility that includes a lounge and media center, an exercise and fitness center, and a computer lounge. Overall density for the project is 118 units per acre.
