Located in a former high-crime area that was considered a public eyesore, Noji Gardens is an affordable housing project designed to help low- and moderate-income residents realize the dream of homeownership. This development is the first in the Pacific Northwest to use two-story manufactured homes and the first in the United States to install zero-lot-line, two-story, HUD-coded manufactured townhomes. It also serves as a national model for the development of affordable homes and homeownership. The design of the two-story, Craftsman-style manufactured townhomes cuts production costs and time significantly to reduce the final purchase price. Affordable home prices coupled with innovative financing allowed those who could not become homeowners in a traditional market to purchase their own home. Noji Gardens residents are primarily small families, many with a single parent. The homes' front yards face a community green space that serves as a gathering and play area. The project effectively demonstrates how it is possible to build high-quality affordable housing that serves the needs of working families while strengthening the economic and cultural base of a distressed community. The development is within walking distance of major bus lines and minutes away from downtown Seattle and Renton work centers.
