Located on one of the busiest and most beautiful stretches of the Hudson River, Livingston Ridge is an infill development of 14 townhomes and 10 maisonettes (flats) designed to appeal to young professionals and empty nesters who want to live within a half-hour commute of Manhattan. This upscale project has contributed significantly to the stabilization and upgrading of downtown Dobbs Ferry while providing substantial tax revenue and boosting local businesses. Livingston Ridge residents can walk to the train station, library and nearby shops and restaurants as well as a riverfront park. Townhomes facing the main street feature front porches and picket fences. In the middle of the site are two six-story buildings, each containing townhomes on the lowest floor, four flats above and a penthouse. Community amenities include a spectacular view of the Hudson from all units, a swimming pool and a cabana. A 25-foot retaining wall creates a visual and noise barrier from the railroad that runs along the lowest property line. Overall density for the 24-unit project is 10 units per acre.
