El Paseo is a neo-traditional community of 190 affordable, two-story single-family detached homes in Oxnard, Calif.'s fastest growing northeastern quadrant. The city's planners have integrated very low- and low-income ownership housing in the midst of a new, moderate-income area to promote diversification and stability for the entire community. Housing prices at El Paseo range from $89,950 to $149,950 in an area where the median price of a home exceeds $320,000. The homes feature craftsman and Spanish-revival style exteriors, tandem garages, raised front porches, and open floor plans with a strong relationship to the outdoors. The buyers at El Paseo, with incomes ranging between $20,000 and $48,000 per year, would have otherwise been excluded from the new home marketplace in this locale.
