Capitalizing on one of the few infill opportunities left in Fairfax, Va., this urban infill residential development was planned with the goal of creating a pedestrian-oriented neighborhood within walking distance of commercial and civic amenities. The site, located within two jurisdictions, posed a challenge to development because of different land-use policies in each. The single-family homes were constructed in two phases, one that supported higher density and the other, lower density. The homes feature side-loading rear garages access by paired driveways. The homes front on a privately maintained travelway with 9- to 11-foot setbacks. Exterior elevations reflect Southern Colonial architecture. The neighborhood environment was enhanced through the preservation and transplantation of mature trees.
