The Briarwood Organization

Project Name: Fifth Avenue Partnership Homes
Location: New York City
Designer/Architect: Danois Architect
Co-Applicant: New York City Department of Housing Preservation & Development
Builder: L. Riso & Sons Co. Inc.
Developer: Harlem Briarwood LLC
Land Planner: Danois Architect
Square Footage: 3,600
Price: $257,716-$278,225 (HUD-subsidized units)

This project consists of 40 three-family (one owner's unit and two rentals), four-story, solid-brick townhomes built through the collaborative efforts of local government, financial and community agencies to revitalize a blighted area of east Harlem. The goals included building a substantial, low-maintenance house for first-time buyers, creating a new sense of place within a dense historic district, and providing the same amenities and standards that a market-rate purchaser would enjoy to someone buying a home with a city subsidy. The project uses brick and block enclosure walls with concrete plank floor and roof construction. The two-story owner's unit features a large living room, central kitchen and adjoining dining area on one floor, and a master suite and two additional bedrooms upstairs. Rental units include two bedrooms, a combined living/dining room and an efficiency kitchen.
