Anthony Square is built on a 7.3-acre site that formerly contained a distressed, low-income housing project. The new development, which features a mix of 45 rental units and 23 owner-occupied single-family homes, was designed to introduce economic diversity into a neighborhood where there had been only poverty. Just as important, the charming architecture of the new construction eliminates the stigma of the "projects" identity. The site plan emphasizes a major lawn or "green" between the development and the major thoroughfare that it fronts. The new community accommodates rental and owner-occupied housing in close proximity. There was extensive input from the community residents in the design of the rental townhouses and flats. The single-family homes were designed and built as a part of a citywide program that develops affordable, owner-occupied housing for scattered sites throughout Rochester. The design standards for the homes regulated materials, configuration and technique and were meant to result in housing that reflected the character of traditional urban houses. Smart growth features of this project include the creation of housing choices for a range of household types, family size and incomes; the development of a walkable neighborhood with a strong sense of place; reinvestment and strengthening of the existing community; and utilization of architectural forms that relate to the local vernacular.
