Pulte-Centex Merger Provides Better Local Economies of Scale

John Burns Real Estate Consulting has whipped up an in-depth look at the market dynamics related to the Pulte/Centex merger news.

"With community counts down significantly over the last three years, you’ll notice that the number of actively selling communities for both builders has been reduced to less than 10 in many MSAs," the firm reports. At today’s slow sales rates, that is roughly under 200 homes per year for that MSA, which makes it very difficult to operate efficiently. 

"By combining operations, which have significant geographical overlap, the companies will be able to reduce local overhead as a percentage of revenue significantly. This will allow both companies to generate more cash as a combined entity than they would have as separate entities," according to the consulting firm.
